Frequently Asked Questions

Please find various questions/clarifications related to the condominium asssociation.

Parking

The complex has assigned parking and are recorded in each condominium’s title/deed.   Any vehicle, in an assigned parking spot, must display a placard or risk being towed.  Placards can be obtained/replaced for a fee by emailing TrailsOfAbbeywood@gmail.com.

There is limited marked visitor parking.  Overnight parking in these spots require a temporary visitor’s tag to avoid towing – tag is not required on Friday, Saturday and Sunday nights.  These temporary tags can be requested by emailing TrailsOfAbbeywood@gmail.com with the make, model, color and license plate number and how many days that it is needed (maximum of 2 weeks).  In addition, the unit owner’s name and address as well as where to deliver the tag (may also be picked up by prior arrangement).  Temporary tags must be requested at least 24 hours in advance.

Visitor parking tags can NOT be used in any assigned spots, only in the designated visitor spots.

Renting

The Bylaws do allow owners to rent out their condos. You need to provide the Board with a copy of the signed lease, and you need to pay a $100 in-out fee which should be posted to the Trails at Abbeywood mailbox at 2230 Abbeywood Drive, Unit G, Lisle, IL  60532. Please insure that your check is clearly marked “in-out fee.”

New tenants should complete the Pet Registration Form (see Documents->Forms page) and provide proof of renters insurance to Celtic Property Management Company (see About, etc page for contact information).  

It is the responsibility of the unit owner to provide a copy of tenant’s lease agreement as well as an updated Census/Occupancy form (see Documents->Forms page) with tenant related information such as names, contact information and vehicles to Celtic Property Management Company (see About, etc page for contact information).

Pets

The Bylaws do allow pets in the units at the discretion of the unit owner.  However, if a tenant’s lease does not allow pets, then it is the unit owner’s responsibility to enforce the lease.  Please refer to “Rules and Regulations” on By-Laws page (see By-Laws and Rules page).  In addition, the Pet Registration form (see Forms page) needs to be completed within 10 days of pet ownership changes (should also be completed by new owners and/or tenants)

Pet owners are required to clean-up after their pets, failure to do so will result in a fine.

Trash Removal

Dumpsters are provide for resident usage only (owners and tenants). 

Please do not leave used furniture, kitchen appliances, TVs, computers etc. in the dumpster area. They will not be taken. You are responsible for disposing of those yourself.

Trash is removed from the dumpsters every week.

Do not leave materials on top of the dumpsters.  If one dumpster is full, please leave materials in another dumpster.

Please close lids properly to deter raccoons.

If you notice anyone, who is not a resident, dumping on our property, please inform the board (TrailsofAbbeywood@gmail.com).  Pictures or information is appreciated.

Noise

As stated in the “Rules and Regulations” on By-Laws page (see By-Laws and Rules page):

Residents shall not play any musical instrument, radio, stereo, television, or cause any other noise at a level that would disturb any other residents. Noise restrictions are Sunday through Thursday 10 p.m. to 8 a.m., and Friday thru Saturday 12 a.m. to 10 a.m. No one shall make any noises in the building or adjacent grounds that may disturb the occupants of other units during these hours. You must be considerate to the neighbors around you.

Violations should be report to the board (TrailsOfAbbeywood@gmail.com), which may then assess fines on the unit.
