Parking Lot Paving-see map left at your door

Dear Owners and Residents,

The Association will begin the parking lot sealcoating and striping project on Monday, September 28, 2026. This maintenance is necessary to help protect the parking lot from deterioration, extend the useful life of the pavement, maintain clearly marked parking spaces, and provide a safer and more usable parking area for residents and visitors.

To minimize the disruption to residents, the work has been divided into four phases. Each phase will require the affected parking spaces to remain completely vacant for approximately 48 hours, including two days and two nights, so the sealcoating and striping can properly cure.

PROJECT SCHEDULE (Weather Permitting)

PHASE ORANGE — FIRST PHASE
September 28 through September 30
All vehicles normally parked in the Orange Phase area must be moved before work begins and must remain out of those spaces for the entire 48-hour period.

PHASE GREEN — SECOND PHASE
September 30 through October 2
All vehicles normally parked in the Green Phase area must be moved before work begins and must remain out of those spaces for the entire 48-hour period.

PHASE PINK — THIRD PHASE
October 2 through October 4
All vehicles normally parked in the Pink Phase area must be moved before work begins and must remain out of those spaces for the entire 48-hour period.

PHASE PURPLE — FOURTH PHASE
October 5 through October 7
All vehicles normally parked in the Purple Phase area must be moved before work begins and must remain out of those spaces for the entire 48-hour period.

Please carefully review the attached phase maps and parking-space lists. The maps identify the areas affected during each phase, and the accompanying lists identify the individual parking spaces that will be unavailable. Residents should determine in advance where their vehicle will be parked during the applicable phase.

TEMPORARY PARKING OPTIONS

The Association is working to make additional parking available wherever possible during the project. Potential temporary parking options will include:

  • Available visitor parking spaces;
  • Additional parking spaces identified by owners who have agreed to allow their unused spaces to be temporarily used;
  • Certain straight curb areas where parking can safely be accommodated;
  • Street parking on Abbeywood Drive;
  • Other temporary parking locations that may become available during the project.

Visitor spaces are already marked “Visitor”. Additional spaces and designated curb parking areas will have “EVENT PARKING” signs so residents can identify areas that have been designated for temporary parking. These spaces will be available on a “first-come, first-serve” basis.

The Association has also spoken with the Lisle Police Department regarding street parking on Abbeywood Drive during this project. The police are aware of the project dates and have indicated that vehicles legally parked along Abbeywood Drive during the project will not need to separately notify the police.

The Association will also contact the Greens Trails Association to determine whether any nearby parking may be available during the project.

IMPORTANT: Residents may not use parking at Benedictine University or the Abbeywood Condominiums parking lot immediately next to our community. Those areas are not authorized temporary parking for this project.

MAIN ENTRANCE PARKING SPACES

Residents whose assigned parking spaces are located on the entrance to our parking lot should pay particularly close attention to the phase maps and instructions.

Some of these spaces will be unavailable for approximately four nights, rather than only the two nights associated with the phase in which the spaces themselves are being sealcoated and striped. This is because when the parking spaces located across from them are worked on, we will need to use the normally occupied spaces as a temporary travel lane so vehicles can safely enter and exit the parking lot while the opposite area is being worked on.

Residents affected by this additional restriction should make arrangements for their vehicles for the entire period identified on the applicable parking information.

IMPORTANT — VEHICLES MUST BE MOVED

All vehicles must be removed from the affected spaces before the applicable work begins. Vehicles that remain in restricted areas after the required removal time will be towed at the vehicle owner’s expense.

Residents must also not park in another resident’s assigned parking space. A parking space that becomes temporarily unavailable because of this project does not give a resident permission to use another owner’s assigned space without permission.

The Association understands that this project will create inconvenience for residents. The Board has deliberately divided the work into four phases in an effort to reduce the number of vehicles displaced at any one time, maintain access to the buildings, and minimize the impact on residents, including individuals with mobility challenges.

We ask everyone to carefully review the attached maps and parking-space lists, plan ahead, and follow the temporary parking instructions throughout the project. Your cooperation will help the contractor complete the work safely and keep the project on schedule.

Thank you for your patience, cooperation, and understanding while this important maintenance work is completed.
